Yes. We are a cost plus builder.
Cost plus is an affordable and responsible way for contractors to charge. You can see what you are spending as you go, which allows you to adjust or move funds from one budget item to another, or choose to save the money. We may not be the least expensive bid you receive but we will be accountable to the budget set and reasonable when creating a budget. Our goal is to take the amount of money you are able to spend and get you the most beautiful and durable home in the most cost effective way. We are completely transparent with each receipt being placed in a shared file that you have access to on a program we use called Builder Trend. You can see exactly what is going on at all times and are essentially in control of the finish price of your home.
Fixed Bid contractors often fall into the trap of bidding low to get the job but may not be realistic. Often times a fixed bid is not met due to selections the client makes, as well as costs of materials rising or falling and availability of labor at that time. In some situations if a contractor finds themself looking like they may not meet budget, a contractor may charge change order fees to make up the difference. Receipts for actual costs are not shown and contractors may end up padding charges in one area to make up cost in other areas. It seems there is a false security of a fixed price, but in reality you don’t know what quality you’ll be getting, what the actual cost is, and may end up paying more than initially agreed upon.

We prefer to design your home from the very beginning. We will take your thoughts and turn them into reality. All we need is a list of your must haves, your wants, and your dreams. We will take care of the rest. Having the builder design your home will result in a more cost effective plan, in that he will take into consideration the current cost of building materials and labor, as well as what is readily available in this area and at this time.
